I paddled out before seven on a Tuesday morning last week. The water was glass. The Sierra Nevada still held snow on the ridgeline, the peaks catching the early light above a lake so clear you could see the boulders twenty feet below. Standing out there, I found myself thinking about what I'd been watching in the data all month — a market that has sorted itself into two very distinct conversations. One moving fast, rewarding preparation. One asking for patience, rewarding buyers who understand what leverage actually looks like. Both worth understanding before you make a move. That's what this brief is for.

THE MARKET RIGHT NOW
Not one market. Two.
The single most clarifying thing I can tell you about Tahoe right now is that price point determines everything. What that number is shapes your strategy, your timeline, and your leverage — entirely.
Under $2 million — move with intention
3.4 months of supply. 13-day median days on market. 97.9% sale-to-list ratio. Correctly priced homes are going under contract in less than two weeks. Active inventory grew from 234 listings in April to 291 in May — but closed sales outpaced the growth, 69 transactions versus 53 the month before. The market is absorbing new inventory almost as fast as it arrives. If you're buying here, preparation matters more than patience. Waiting for the right moment often means watching it go to someone who showed up ready.
Above $2 million — you have leverage
8.5 months of supply. 40-day median days on market. Active listings at this tier grew from 108 to 128 while closings held at 15. Buyers above $2M have more selection, more time, and more pricing leverage than they've had since 2023. The 15 properties that closed did so because they were priced honestly and presented with conviction. The ones sitting at 90, 150, or 180 days aren't in a broken market — they're in a functioning one that's waiting for price to catch up.

The $1M–$2M band was the engine: 35 of 84 closings, 42% of all May transactions. Median sold price: $1,162,500 — up 4.5% from May 2025. Not a spike, not a correction. A market finding its level after a reset, with summer demand beginning to build behind it.

April to May. Momentum.
Total volume grew from $120.7M in April to $154.5M in May — +28% — on 20% more transactions. Median days on market tightened from 18 in April to 14 in May. The market is accelerating. Correctly priced listings are finding buyers faster now than they were 30 days ago. 107 properties are under contract heading into June. The pipeline is the largest since summer 2022.

CA LAKEFRONT · DATA THROUGH MAY 2026
Three sales. $33.8M. Summer ahead.
Three CA lakefront properties closed in May using the correct filter — MLS Setting field equal to Lakefront or Lakefront Condo/PUD. Nine more are under contract heading into June.
Two of three at full asking price. The Homewood sale at zero days on market is a relationship transaction in everything but name — a buyer who was positioned by an advisor who knew what was coming. The Kings Beach estate held price for 133 days. Conviction was rewarded.
Nine CA lakefront properties are under contract heading into June. Three of them — 9898 Lake Street in Brockway ($13.5M, 12 days), 3540 West Lake Blvd in Homewood ($10.5M, 6 days), and 4000 West Lake Blvd in Homewood ($6.1M, 3 days) — went from listed to under contract in a combined 21 days for $30.1M. That's what correctly priced lakefront looks like when summer demand is building.
Active lakefront inventory: 21 properties, $1.1M to $45M. Median active list price: $7.6M. Three properties above $25M have been on market 287 to 420 days. The market isn't avoiding them — it's waiting for price to meet reality.
The properties that moved didn't move because the market was generous. They moved because the price was honest.

May 2026 matches 2022's transaction count while median price has settled 24% below that high — a healthier market, not a weaker one. Volume has recovered 63% from May 2024's floor of $94.7M. The direction is clear. The pace is measured.

If you're buying under $2M
The window is open but it's competitive. 3.4 months of supply and a 13-day median DOM mean correctly priced properties don't wait for you. Preparation — pre-approval, clear criteria, an advisor who knows what's available before it hits the market — is the advantage. Waiting for a better deal often means someone else takes the right property at the right price while you're still deciding.
If you're buying above $2M
You have more leverage than at any point since 2023. 8.5 months of supply means selection is wide and sellers who've been on market 90-plus days are motivated. The question isn't whether to buy — it's whether you're negotiating correctly and targeting properties where the seller has real flexibility. Market knowledge does that work.
If you own lakefront and are considering selling
Summer is when emotional demand for lake access peaks. Buyers at this tier are not buying square footage — they're buying the life that comes with it. That desire is most acute between June and September. Three Homewood and Brockway properties went under contract in 3, 6, and 12 days combined for $30.1M. The ones sitting at 300-plus days started at the wrong number. Pricing is the single decision that determines everything else.
