Spring has arrived in Tahoe — and buyers didn't waste any time.
After a sluggish winter, the Tahoe-Truckee real estate market sent a clear signal in April: buyers are back, and they're moving fast. The most telling number isn't price — it's time. Median days on market collapsed from 52 in March to just 16 days in April — the sharpest single-month improvement in the past year and a definitive sign that spring demand arrived with real conviction.
67 CA-core transactions closed with a median sale price of $1,275,000 — up 5% from April 2025 and up 29% from March's $989,500. The sale-to-list ratio reached 98.8%, and 90 properties are under contract heading into May — a strong pipeline for continued spring momentum.
